I believe the town will bill the owner (you) and hold you responsible whether or not you collect it from the tenant.Unfortunately do not think MA would allow you to place a cap on the water and sewer usage (but would have to double check)Easier to have them pay for the heat (whether oil or gas) and electricity and trash pick up (if there is a separate city cahrge for that)Had a client lease out a single family home with a lease she got from the internet that called for tenant to pay water and sewer.

no lender works that way.unless your doing some 5 to 50 million dollar deal.. and they need a nice chunk like 10 to 20k for due diligence up front.. but that is with a lender that you can verify if they are real.the internet is full of these scammers.. its just the real estate lending version of the Nigerian prince schemes.. ask for little amount 500 to 800  get you to the next level then they need a little more then a little more then OH your loan was turned down sorry bout that..  

These leads me to pursue other income streams, where better to start then the internet for my research.

Successful investors don't really need help finding deals (we all have internet and email access), they need a trusted business partner to help them with market analysis, due diligence, financing, inspections, negotiations, and a host of other issues that will inevitably pop up. 

BP is maybe the greatest free resource to help you get started in Real Estate Investment there is on the internet.

I've been searching for months, only to be disappointed again and again when I arrive only find the nice pretty pictures on the internet don't even come close to reality.My Real Estate agent told me (Which I already knew), There are more than one way to invest in RE. 

Given all the security breaches and God knows what with the internet these days (and every company swearing up and down that it is safe and impregnible), the less access to my financial accounts without my direct, in-time, knowledge and consent the better.
