It's a somewhat unusual setting in that these duplexes are sitting on a block, that is very highly elevated from the street.

These seems to be a lack of street parking up front, which makes things difficult for retail facilities.

A few times over the last several years we've done some scary stuff at my home or my brothers home on the next street over (Both in Parma)  for Halloween.

If you really want to get to know a neighborhood drive around it during the week right after lunch and see who’s hanging out on the street.

He was able to earn this income by taking advantage of the limited student housing zoning, rural community (students could not just rent elsewhere), limited student zoning, proximity to the university (the properties were across the street, and the university's excessive room & board fees that encouraged off-campus living.
