Does anyone have any insight in buying property next to colleges to rent to college students?

My old landlord was able to bring in $60k/year on a SFR that he turned into a 3-unit. He did the same with the property next door, so he makes $120k/year on two homes that were very low quality. He was able to earn this income by taking advantage of the limited student housing zoning, rural community (students could not just rent elsewhere), limited student zoning, proximity to the university (the properties were across the street, and the university's excessive room & board fees that encouraged off-campus living. Those are some factors to consider when doing a student housing deal.
