If the SF cash flows, then put a long term mortgage on them that will maintain good cash flow.

I'd maintain control, and the operating agreement would be such that if we don't pay me $x/mo, he could take full control/position of the LLC.Alternatively, I could stand up an LLC and have the seller make a $75k loan to the LLC with terms, and acquire a commercial loan for the remainder.

When I studied for my RE exam, I used Prep Agent. 

Been studying & learning for quite some time now, analyzing some stuff ,getting the feel for the deal.

I recently started my studies through ahit.com but am also using InterNACHI as resource.

I didn’t have enough knowledge to start investing in real estate at that time, so my plan was to do some real-life case studies while I was in school.
