when you hook up to city sewage , you have to pay a front foot assessment ( covers the cost of the infrastructure ) then you have to pay a plumber to lay a pipe and connect , ( around $9000 ) then there is the hook up fee from the city ( around $ 20k in my area ) then you pay monthly sewer charges .i will take septic tanks all day long

Go find something that will give you at least a 12% cash on cash return which with 25% down leverage should be fairly easy, then you have an extra 6K a year to add in which will more than cover the fees you are worried about.

But I am in need of opinions on the matter.A) Carpet is definitely out for a replacement option. she needs to re-floor only about 250 SF, so we were thinking laminate would be the better option.a) My original plan was to just ask her to save the equivalent of carpet replacement (since that is what was damaged) and then i would cover the difference in cost to upgrade to a more durable flooring.

I'm looking at the property this weekend with my GC who is also my 50/50 equity partner.I don't think this would work as a subject to deal because the rent would most likely not cover their mortgage.
