So if an appraiser picks a 1920 house as a comp even though the subject property was built in 05 (had this happen to me last year), they are required to give you more than 10k in an adjustment.

I think the good wholesalers know how to generate a large volume of leads and are able to pick and choose the best ones to present to their investor relationships.

What scares me off a little is the proximity to Maywood, which is not the best area.I do agree that the area will pick up soon, it's a short commute to the city and Oak Park is pretty expensive.

I have written "if there is a conflict the landlord reserve the right to pick the correct statement that applies" For example, I might want to mention in my addendum about how many overnight guests etc.Thanks!
