How to Wholesale ?

Hey guys ,

My name is Patrick and I just wanted clarification on somethings regarding wholesaling . According to what I have researched is it realistically possible to find a good deal , secure a contract to purchase the house and assign the contract for a 2-5k profit ? Im new to the realestate space and i just want to some answers from real investors and not some youtube guru who makes it seem likes it easy as waking up .

Hi Patrick,

I know several investors who swear by their wholesalers so I know its very doable. I'm relatively new to residential real estate but so far what I've seen is MOST wholesalers almost always present their deals with rosy projections for after-repair value and underestimate rehab costs. That's about the only way they can make a spread on top of what the rehabber/investor needs to make. 

I think the good wholesalers know how to generate a large volume of leads and are able to pick and choose the best ones to present to their investor relationships. Those guys deserve every penny they make. I've been trying to find my leads directly and its not easy.
