how to get lease agreement drafted

I am getting my first tenant soon.  The local lawyer wants $1000-$1500 to write one.   I think that it is "standard issued"   I am just looking for a standard one but it must apply to rules in California.  

I am not daring enough to just copy something from a internet search. 

I did find there is a site called rocket lawyer they have template where you fill in the names etc but is state-specific, I think the fee is $55.

A realtor has recommended a property management company that they used, think it's going to be a few hundred only to write one up, but I am not sure if they would do it if I wasn't interested in giving the property for them to manage.

another thing, I have an addendum for house rules.  Mostly, things like don't use Draino, don't leak oil on the driveway, things like that.   I think that's acceptable to include.    If there are things that conflict with the main agreement, does that make the agreement void?  completely void?   I have written "if there is a conflict the landlord reserve the right to pick the correct statement that applies"  For example, I might want to mention in my addendum about how many overnight guests etc.
