It does a really good job heating the place but definitely could get really expensive if a tenant was not concerned with conserving.It is a fairly old home and we have done a lot of repairs and updates on it.

Never allow a tenant to do any work themselves ever.I generally say no to all tenant requests other than for necessary repairs. 

Look at when major repairs have taken place at the property like the roof, pools, tennis courts, building painting, etc...

I'm guessing repair value could be anywhere from 50k - 100k what would be the best way to structure this on a wholesale deal.
