If you buy it as a pure investment, then you'll have to put down 20% and almost anywhere in the Denver metro area, and most of the mountains and down in Colorado Springs, you're going to likely need to spend at least $500k to get anything decent for an STR, and 20% of that is the money you're talking about.

Not the reason I'm buying this property (purely a cash-flow/value-add play....any appreciation would be gravy). 

But I wouldn't buy a 7% COC projected home that's purely an investment property, in my area of Florida - I'd look for 10-12% if it wasn't a house hack opportunity.

As far as finding the deals goes, it's just pure hustle in my opinion. 

Anyway, what I do believe is that in Arkansas (tons of other markets) it's not so smart to chase pure cash-flow returns. 

Rightly so, because having a news feed full of spammy irrelevant content that is purely disruptive would lure users away from the platform.
