Wife doesn't want personal risk cash out refi - what other options?

My partner and I have 2 BRRR's...looking to get our 3rd.
He wants to do a cash-out refi to pay for the 3rd.
My wife doesn't want us to take on more personal debt.
Hard money lenders only want to do flips.
What other options do ya'll use?

I'm a mortgage broker and deal with people like this all the time. Get the property in an LLC, and find a lender who will lend without a personal guarantee. Lots of hard money lenders lend without doing a flip. I just helped someone get a six unit with two auto body garages on the same lot. No personal guarantee, in an LLC in South Carolina.
