If the roots underneath are exposed to air, they will die.

Prevention is the key to avoiding this situation. 

In Ohio, there is no statute that would prevent a landlord from requiring online payments in the lease contract, but if you buy a property with tenants under lease, you have to honor the existing lease for the term unless the tenant breaches or agrees to new terms.

The two students living in the house would of course be disclosed, but air bnb's around here (from what I've heard), get their biggest amounts of business around graduation ceremonies, holiday's, and college football games.
