Rent by the room much?

We are about to launch a 5 bedroom 2 bath house in raleigh just south of downtown on the other side of 440 near the farmers market. Our plan is to rent by the room with 5 individual leases for each room. Looking for suggestions for what furniture to provide for each room and the common areas, along with utilities. Our hope is for young pros or possibly end of college people along with older singles who work as tenants, but never know what is going to come our way. If you have any suggestions please send them my way. I would really appreciate any leases that support this structure. Rents will be between 500-700 a room. The house has undergone a complete rehab and is very nice.

    Make sure you don’t run afoul of city codes.  Raleigh does not allow more than 4 unrelated individuals to occupy a house, unless it is approved as a boarding house.  I understand that the variance needed to designate as boarding house can be difficult to get, depending on the part of town (I followed one application just down the road from you (Boylan Hights) where the neighbors mounted a ton of opposition.  Eventually, it did get approved, but it took maybe a year or more.
