Oregon and Portland had very flat  rent rates for at least a decade then exploded.. all that did was lead to state wide rent controlI think folks need to be cognizant of this as we move forward..

I just went to one last week...there were at least 30-40 folks there, maybe a few more, and I'm sure this will continue to grow as the consistency of the meetings is maintained.

I'm find working about the edges of the grey areas, but only at the white-ish margins.I'm sure I'm oversimplifying this, but in my conversations with atty @Mat Sorensen of KKOS and the compliance folks at Specialized Trust Company, the results boiled down this - I can do work, but if the level of work requires me to wear a tool belt, I've probably reached the limit.

ERGO they use folks in the Philippines and other parts of the world to read off of a script.. the difference is they have to pay them by the hour .. so for you no skin off their nose you dont produce does not cost them anything.

Also my company has seen, and other RE folks I talk to have noticed as well, that homes aren't appraising like they were a few months ago.
