Except that there was a recent NH Supreme Court decision with the result that any rent agreements between the landlord and the tenant that are future to the court date will be denied. 

Yes I've set up some key word alerts and have already seen some posts come through that exactly addressed some questions I hadn't asked yet but was meaning too :)Once I start getting some deals coming through I'll definitely ask the community for input and share the results as I progress.

The resulting cap rate based on asking price will serve as a barometer on your analysis not as an indicator of whether its a good deal.
