Completely smooth plastered all interior walls, added hardwood floors throughout (myself), then ripped out the hardwood in the kitchen when my new refrigerator had a leak and ruined the floor in the kitchen.

We also discovered the garbage disposal was broken and had been leaking (tenants had a bucket under the sink). 

If the kitchen doesn't exist, toilets are missing, or the roof has multiple layers and leaking keep saving because that a cash offer only situation.

If you are an evil person sexually harassing your tenants or refusing to fix the leaking roof, you can be held personally liable instead of the LLC.

Cosmetic stuff is cheap, it doesn't move the needle as much replacing broken windows, replacing a leaking roof, or rebuilding a kitchen. 

What if the Real Estate Bulls on the podcast and all the lazy (iphone pics, best and final by Monday) listing agents are right and there will never be enough inventory for the increasing population and monetary supply.  

Is it leaking in through the foundation?

When I inquired about the charge I was told that a plumber went to replace the igniter on the water heater because it kept failing and after he got the unit working again and departed the site, the pressure valve exploded after a short time and began leaking water from the second floor unit and it got down to the first floor. 

You might see a failing foundation, water intrusion, rotted joists, ancient water / waste lines and who knows how many other red flags.In the attic, I look for knob & tube wiring, missing or insufficient insulation, leaks, crumbling chimneys, etc.To have both of those areas off limits would be an absolute deal breaker for me - and shame on your Realtor, who is supposed to be your fiduciary! 

Roof leaks in particular because they can cause damage top to bottom.
