House has room for forced appreciation as the kitchen and bathroom could use some renovations.

There's a leak in my rental property's kitchen area behind the trash compactor (disabled).

I am 20 years old and looking to 'house hack' a duplex in Kitchener, Ontario, Canada but not exactly sure where to start.

Mine has roof, floors, hvac, hot water heater, appliances, bath and kitchen remodel.

Put in new roof, HVAC system, fixed, replaced parts, and refinished all of the hardwood floors, new kitchen. all of it, down to the non-existent 2 x 4s (historic fire in the kitchen, walls were cardboard and rolled paper in lots of places, new hickory cabinets, fixed falling in ceiling/roof for breakfast room, fixed foundation issues, new subfloor in living room, dining room, new stairs. 

I've stayed in a number of STR I would classify two types: 1) a house with full service as in linens minimum 500 thread count, the house has a view or is close to vacation amenities, full service kitchen with full table setting to create a gourmet dinner... these rent starting $200- 2000 a night depending on room count 2) a cabin in the woods where I can get away from wifi and be in nature with comfortable bedding and modest kitchen these rent from $80 -100.

So they’re throwing everything but the kitchen sink at me to see what might stick and to scare me. 

While I don't know everything, I can rewire a house up to code, install a kitchen, windows, know how to get wholesale material prices, etc...

I would put up a lot more in-focus photos, of each room and the bed configurations and sizes, all of the bathrooms, more of the kitchen showing the fridge and the dining area, and the backyard or porch with the barbeque you provide. 

Usually, this means you won’t be able to change it….wetland, conservation designation, too small, no building permits will ever be issued due to whatever reason, etc.
