In those states that have not legislated against "self-help evictions," the courts have ruled repeatedly against the landlords. 

Just have to get out of your comfort zone and invest out of state and stop competing with unsophisticated rich people or international money from Asia.

Also, the state of formation is likely where internal disputes would be brought among LLC members, so if you and a partner live in CA, you probably want to arbitrate in CA if the two of you had a disagreement.
