I thought until recently it was a lower income, high crime area next to MLK Blvd, but after a visit there recently, I found charming main streets, cool Seattle-ish independent shops for bikes and toys and consignments, prominent banks, Starbucks, and young professional types walking with their kids.I'm curious now!

I have a couple of low-tech independent guys that look for payment pretty fast when done (that day or within a couple of days) and a guy or two that I will reimburse for materials with a receipt before work is complete, that has worked for me before, but outside of that I'm looking for an invoice and an address to send the check. 

I am currently a banker but have noticed over the last year that punching a time clock and making someone else financially independent is not what I am looking to do for the rest of my life.

Additionally we do not let a sellers attorney hold the EM.Either the buyers attorney holds the earnest money or if the seller balks at that an independent closing attorney if used in that state or title company holds the funds in a specific trust account ( no general accounts .) 

Even if you try and call them an independent contractor.

If anyone out there has had a similar situation, I'd like to hear how you went about breaking down the numbers and or perhaps a book that you turned your spouse or significant other onto, to get them on your side and see the bright side of Real Estate and the potential financial independence that can be achieved!

I do know that I need to fill out a 1099-MISC form for our friend (who is doing a lot of work for me) who will receive a commission of the sale as an independent contractor.Any advice or suggestions would be greatly appreciated.

My ultimate goal is to create cash flow that allows me to receive financial independence and to do that I am interested in rental properties, buy and hold, and possibly duplexes.
