But the reason we cash the money out was to install a new heating system, my accountant recognized what we did as a necessity to live and was able to take it off from our income lowering our tax bracket and produces an actual return.

The bottom unit heat is good but the upper unit heat keeps changing up and down dramatically, 1 day would  be like 80 degree and other day would be like 50 degree.

@Dale Miller  FHA, VA and USDA appraisals are far more difficult than for a conventional loan.Appraisal for a conventional loan is looking for the value of the property and to ensure that all major systems are functional - water, sewer, electricity, heating and AC.FHA/VA/USDA does the same, but will also fail for anything that can loosely be interpreted as a health or safety issue.
