I do not have a mortgage and I have a fairly good credit score.

Even then it might just be better to buy a house down the line unless you are 100% sure you will not move before you can buy the house.Most newbies will do well with rentals even if they aren't the max return kind you see thrown around on BP saving and working towards 3.5% to put down on an FHA house hack should be a fairly achievable goal.

That is actually fairly easy these days.

In my next assignment, I went to an area that was dense with rentals and got to learn a fair amount about property management.

So interview some banks, narrow it down to 2 or 3, and get loan estimate for each.Admittedly, the Loan Estimate doesn't tell you if they are fair, honest, responsive, care about you, etc. 

I am actively looking for a mentor but I first have a few questions (please excuse the extremely stupid questions):When looking at fair market rent prices on websites like Zillow, is the price per room or total combined rent?

You'll want to be careful not to pierce the corporate veil and ensure your business is run as an actual business properly. 

Just curious to see how others are fairing in the Atlanta market.  

I'm not sure how the $1000 relates to the value of the rental so I really can't say if it's a fair amount.
