@Jonathan Greene- If we do start finding our own deals (which is part of our plan), wouldn't we need an agent's help to write up a contract and settle?

What if you identify on multiple properties and close a few less then what you identified on, but put more money down on each and the basis was more than what was sold, thereby eating up all the proceeds from the sale, will that keep you from having to pay taxes?

It's the bank that is eating the commission, not the seller.  

If you have multiple layers of glued down flooring labor cost to remove it will eat you alive. 

Your property management fee seems to be eating alot of the profit you seek. 

Your water costs will end up eating up any possible income.

Keep in mind though that if you're green at this they might just refer you back to another middle man as homeowners can often be laborious.
