Plenty of brokers try to pass of a "true" or 'absolute' triple Net. but otherwise its a variation of NNN.

Just do your due diligenece on being a landlord ( BP has plenty of great books about rental property, being a landlord, etc) that will help you get better prepared.

Or more people go out drinking and driving, should we expect a premium increase to keep it fair? 

If you're in Baltimore, you can certainly buy cash-flowing properties there and there are plenty that needs rehabs.

I have made plenty of mistakes over the last year, but have learned more than I ever thought possible.
