Only 20% of the numbers I called weren't disconnected.I think it's a reasonable place to start since it's pretty cheap but there's probably better ways to chase leads deeper.

Should I look deeper into a BRRRR strategy?

@Matt Lohry - @Marcus Auerbach is the guy to talk to if you are looking to dive deeper into the Fox Valley market.

Sorry I don't use those things.. its all in my head and on a napkin.. the math is simply too basic for me to delve into it any deeper than that.. plus its all supposition.. so I don't get caught up in trying to model things out that I cant control.. other than the very basics.so my spreadsheet in my head is simply  50% of rents are costs of some sort over the life of the deal.. and I think this is a good market and I think in 10 years the house will go up this amount..   

Digging deeper into Propelio, I appears to only cover Texas.  

He likely did not go deeper because it gets more complicated as the cap ex needs change over time.  

Would pay more attention during inspection and ask inspector to dig deeper once I noticed some of these things.

His stance is that you buy enough investment properties and/or build a business that provides enough income to fund having a "toy" like your own home.Sorry for the rant, but I have to say I agree with all 3 of them after years of looking deeper into it.

I just signed up for the RealInvestors Gold+ program last, will provide more feedback as I get deeper into it...
