The reason that I am open to a partner, at this point, is due to my inexperience.  

Shortly thereafter we purchased another duplex with a garage and shortly after that another duplex.Just when we thought that was it for the year having a goal of 50 units that I was leary of hitting, our broker called and said, hey I know where there are 12 more units that you can pick up for a reasonable price you just need to make an offer on them.

A team of 100 or so players (plus coaches, trainers, management) isn't really going to cause the tremendous impact that everyone is hoping for.

Perhaps the flood made it so she can't hide some shady business, or she is planning some scam based on a flooded home, what other reason could she have for not wanting landlord to enter and evaluate needed repairs!!!!

If not, now is the time to raise the issue of discrepancy.(4) Do a walk through to see what may be damaged/in need of cleaning (beyond reasonable wear and tear.)
