I would also focus on building your knowledge base for whatever asset class you want to pursue (reading books, articles, podcasts, etc - no guru courses!).

I don't think either having or not having a fan will fetch more rent, but if you're in a nicer class unit, tenants tend to be less "hard" on properties and things like fans have a longer lifespan. 

Are you the type of person who will bang on the door of a rough C/D class tenant and tell them to their face that they're late on the rent and they better have it by tomorrow along with the late fee or you're going to evict? 

Because this will be my first property, I am looking for a turnkey SFR in a B/A class neighborhood.

I am loving the fact that soon my investments will allow me to buy good lots and build homes for the A-class buyers!

For reference, I am exploring class B type areas and will be using a property manager. 

I use Quickbooks and have a class set up for each property and an additional one called "general business".
