I have seen some people throw conferences to speak at or podcasts to display their knowledge, others I have seen are very successful displaying their work on social media and then there's people like me who jam out 200 phone calls per day and build their network that way. 

We have an entire intake process, they take a zoom call, and they’ll setup the entire listing and vendor team.

I always call the HOA to verify rental restrictions and ask whether restrictions are being considered.

It is potentially possible that a scenario would not get automated approval through Fannie's automated system call Desktop Underwriter (DU/DO) at 75% but would at 70% but again if that was the case it should be explained that way.  

I didn't list my own properties for sale, due to possible liability and not wanting buyers to have my contact info (I sold a few of my own flips directly in past and had buyers calling me over a year later about things).As for advanced knowledge, that will not come from being an agent.  

Maybe you can answer a question without calling people names.I don't appreciate being called naive.

I.e. if they get a tenant call for a clogged drain, they will call a plumber.
