I'm moving to the area with my wife later this year and I wanted to connect with someone who is currently house hacking in the area to help me filter through neighborhoods to further my knowledge of the area to help me further my career in real estate investing.  

Just search "1031 Exchange" in the search bar, and filter by "members", looking for folks with tons of posts and votes on this forum.

I use the 1% rule as my primary filter.

Make sure you don't have some sort of filter on that is reducing the amount of results.

I don’t work with intermediaries who merely pass along any loan without having been able to filter out the 90% of the deals that are over priced, lacking in legal documentation, or are so risky that the expected returns replicate a slot machine at a North Dakota convenience store. 

I then sort and filter to get to narrow down the list to what I want to see.
