@Steve Vaughan its why many morph into new construction and get out of major rehab jobs... we know we can build a house from ground up in 5 to 7 months usually sell at dry wall close with COC and be in and out in 9 to 10 months.. with budgets we can pretty much stick to..

As I understand the material on Bigger Pockets, you charge rent, save half for reserves/repairs, then use the other half to pay the mortgage, and what's left over from that second half is your cash flow.

If your plumber is behind schedule, that means your drywall guy can't close up the walls, the painter can't paint them and the finish carpenter can't put up the crown moldings.That one delay can push your project back for weeks.
