Looking for local bank with acquisition LOC on Cape

I'm just starting my business and plan to do mainly fix & flips and some buy & holds in the future. It was recommended that I start building a relationship with a bank that offers acquisition lines of credit -- even if I don't qualify currently, so that in the future it may be available and I've established that relationship. Looking for a bank that loans out based on the value of the purchased property, not secured by other assets and I'm having a hard time finding one. Does anyone have one they'd recommend? I live on Cape so that's preferrable, otherwise would need good online banking system if it's further away or a national bank.
