If a landlord wants a tenant to cut grass, not only should the lease so state, but also the landlord needs to provide a lawnmower that actually works well and a place to store it out of the weather, along with any other landscape tools the tenant will need.

I think the LLP path is to convert to an LP...but I don't think an LP offers full liability protection for all of the partners.So, if I were starting out fresh I would hold the properties in my own name and do my best to protect against liability with a lot of liability insurance, it wouldn't be a cap or firewall, but with lots of liability insurance the risk would be reduced.

In addition to my real estate income I work at Sleepys (mattress store) which brings me to about $75,000 per year, but because my job is commission based I need to show 2 years of consistent employment in order for the banks to consider my income which leaves me in a tough spot for a loan.

Get a 2nd job and save, save, save.To build your credit....get a couple credit cards....dont use them. get a store credit card...again, dont use it.
