Have the remaining tenants sign some form of a Condition of the Premises document stating that they agree to assume responsibility for any additional damages to the property from that point forward; meaning they can't come back at the end of the lease and say "We're not responsible..Bob did that.."

If they are asking for a new washer but the old one works fine, maybe tell them if they want to put their own in, you'll agree to remove yours for them, but they would be responsible for any damage caused from their installation, operation, or removal, and they'd be expected to take it with them when they leave.
