Also as Ryan noted, if they're not cooperative and friendly then they will not be good for showings and may actually damage the property. 

Have the remaining tenants sign some form of a Condition of the Premises document stating that they agree to assume responsibility for any additional damages to the property from that point forward; meaning they can't come back at the end of the lease and say "We're not responsible..Bob did that.."

Failing in expectations is not humiliation - - it's GREAT you understand now before irrevocable damage is done.Regroup and set smaller goals you CAN reach.

Last tenants had given a lot of damage to the house and the owner already started fixing the house at the time I came in.

If they are asking for a new washer but the old one works fine, maybe tell them if they want to put their own in, you'll agree to remove yours for them, but they would be responsible for any damage caused from their installation, operation, or removal, and they'd be expected to take it with them when they leave.  

The buyers failed to qualify for a loan and walked away, leaving thousands in damages and the owner missed out on the hot market.

The neighbor really wants to find her too, with the hopes she will sell the house to someone like me who will fix it up and restore value.

Also, if you have any damages that you need reimbursed from your insurance, will likely be declined if they think anyone was growing, even if it wasn't the source of the problem (gives them a way out of paying). 

I also like brick houses and harden them with vinyl plank flooring so that damage is reduced at turnovers.
