This was a straight forward deal, my investors walked in and immediately said- THIS IS IT!

A lot of work goes into "just cutting the lawn".

That doesn't mean wholesalers burn down daycare centers and cut puppies open with a dull knife.

Start with a small insignificant space to learn what you need to learn (keeping planks from shifting, layouts & cuts, etc). 

You make very good points.. as I said unless folks are going to be very frugal and single all their lives money needs at 25 or these very low amounts these folks are talking about are not going to cut if you want to be FI and Financially FREE

@Mark Ainley recently pointed out on the Straight Up Chicago Investor podcast that you know your rental is overpriced when you're only getting sob stories and Section 8 applicants.
