I would make sure you run background checks and receive a copy of licensure and their COI (certificate of insurance) before you commit to a company or individual.

I'm committed to purchasing a duplex to househack within the next 6 months (ideally).

My advice would be to pick one of these and truly commit to following through each step it tells you to do, no shortcuts.
