Hi from Columbus Adam,I think your head is in the right place and you may have something if you could market it properly.

Columbus and Cleveland are good markets to start in, I still come across 1% deals even in this market.

I'd recommend looking towards Columbus and Cleveland, both affordable markets with strong cashflows.

Columbus and Cleveland are more sought after, which is why I love Cincinnati, it is the less popular, but that's why I think it is the best.

Columbus OH is landlord friendly, which makes it a solid market to check out. 

I have a 101 page packet I can send you I spent 4 months doing exactly what you are doing with financial data, underwriting, etc and I only sell to investors. this is the Columbus Ohio market. boise is probably good too. we sell them under 300k to investors 4 bed, 3 bath, 2 car garage. 1730 sq ft on a slab. 

I'd look into investing in the Columbus, Ohio market.

In Columbus OH thats doable bc appreciation is so high. not sure how Pennsylvania is appreciating
