I've never done a deal yet, and my goal is to fix and flip my first deal, but if I knew i could wholesale a deal and make a quick $5-10K I would gladly pay a seasoned wholesaler to help me with the process or I could just come here and get the info I need to do it myself, being that some wholesalers might not like me moving in on their turf.

Seasoning period is different for each lender most will require 6 months to consider new appraised price instead of purchase price.

Since I'm new at this, can a seasoned investor with experience assigning back to the SELLER please explain how you get paid your assignment fee?

As advised by other seasoned investors here, I would rather spend that much money on my first property (whatever niche you decide) and make some mistakes rather than someone holding my hand and teach me.

Older installations were done over regular drywall rather than cement board (Duroc) which was very prone to deterioration.

Occasionally, more than once a week as I listen to older podcasts that I had not listened to previously or sometimes replay the podcasts.

If some of them are older than that, you can write letters to the credit bureaus to have them removed. 

I would like to hear not only what the seasoned veterans have to say about this topic along with their stories, but also the wannabe investors who can't seem to pull the trigger and or did pull the trigger too soon.
