Couple questions I've been wrestling with:1) Am I trying to do too much?

Hello,I am currently located in the Denver, Colorado area, looking to start doing some fix and flips to generate some extra income and eventually transition to a full time real estate investor. 

I'm trying to find something more durable than carpet (seems to only last a few years) and am turned off by pricing on vinyl plank.

I am wondering if this is a reflection of a shift in our rental market or if others out there are finding the data is skewed high on that platform.  

If I can get a deal to cash flow on long term rent with no money out of pocket in a great area I will buy that deal every day regardless if I am underwater  

My W2 is affording me some extra time and I want to spend that time building my REI experience.I am a commercial lighting and interior designer and lighting controls expert. 

In my market, I am advising investors to list slightly below the comps that we have since the last 2 months have been pretty slow here.
