I need a good network to do business with in other states. 

I thought his underwriting standards were great and networking was great.

I should also add that @Larry Smet runs an excellent meetup/networking group that you should look into.

I'm a Newbie and I say that because I have been one of those who went to a lot of Real Estate Workshops, spent a lot of money on seminars joined a real estate investor Group. go to a  network support group. but no one wants to help me connect the dots with the information that I have.

trying to make a deal with a triple wide/shop and 20.1 acres, zoned ag, looking to put in rv spaces. if i can get the owners to carry part of the contract do i still have to come up with the 20% down payment.

I'd also network with Wholesalers and other investors in your area.
