One of the smart guys at biggerpockets just put out a blog or short story on the perils of buying $30,000 properties and renting them out vs. multi families and the multi family properties won hands down.

I was just asking this same question in this thread and got a solid answer from @Brandon Hall that you can also apparently search around for on the Bigger Pockets blogs, something I haven't actually had the chance to do yet since I trust Brandon's response.

Over the year's I've read blogs and listened to numerous REI related podcasts so I feel I know a lot, but as we go through the buying process, I feel like I know all the WRONG things about REI (and I think my realtor isn't the greatest...).

You could learn about controlling real estate from someone similar to Charles Parrish, or probates from Sharon _____ (can't come up with her name who blogs here about probates) or maybe Jim Banks, or some similar seasoned veteran who hosts/organizes mastermind groups, and learn ALL you can for that 10k!!!
