I leave a package of soap in each dish in the bathroom tubs and sinks (or if there are soap dispensers make sure these are filled) and leave a small bottle of dish washing liquid by kitchen sink/small box of those dishwasher pellets in rental properties with dishwashers.

She could drive through a car wash somewhere else.

I personally would do the followingnew grass power wash house and walkwaypaint siding / remove shutter or install functional shutters.

I would make this decision purely based off the numbers.When washing machines don't increase the rent, I always recommend getting rid of them. 

If they are you are not solvent and should consider selling a underperforming property.

With 5 children to wash dishes for, I feel like I'm living in the kitchen to keep everything clean and the cockroaches in check.

My friend said she'd like to wash the mold off the ceiling first, and he told her it wasn't necessary, and he painted over it anyway.
