Find a reason to evict tenant on day 1 (because if they are living with cockroaches they aren't worth much in the first place) and no amount of "you need to keep this place clean" letters is going to cure the problem, and no amount of poison will kill roaches that are attracted to the rubbish which is the food source.Then treat the place yourself with some good chemicals from your local pest place, and do that once a month for a couple of months.

And because of the allure of owning property with depressed market prices, as well as low returns being offered by banks and other common investment vehicles, investors lined up to buy into these hedge funds.This gave hedge fund companies deep pockets.

In contrast, syndication via LPs flow like MF apartments are very tax efficient, tax advantages of property tax and mortgage interest deductions, accelerated depreciation making these very nice vehicles for putting cash in your pocket w/o a high tax bill during the hold period.  

The goal is to connect the life (expense) of the vehicle with the value you receive from it.  

In the last couple months I have noticed an extra vehicle in the driveway and extra belongings (a motorcycle).

Vehicles must be owned and insured by tenant.

I have read from some folks who swear by using insurance as the vehicle to protect assets and consider it a better option.

I spent much of 2015 reflecting on what was the highest and best use of my potential and what vehicle/arena I could use to challenge myself to become the version of myself.

It is a powerful vehicle to move into larger assets. 

The man selling it, has a second car and is tired of paying insurance for 2 vehicles.
