Fixing up to attract that sort, but within a budget. 

I have been to the Cayman Islands plenty of times, and love it, but I want to find somewhere else - a hidden gem maybe... that has yet to explode as a tourist destination, but close enough to a major town that airlines can fly into as I need to make it somewhat affordable and accessible to people who would like to rent it out.

@Nancy DeSocio off street parking has value to tenants and it will help you retain and attract new tenants to have off street parking.

I work in the Lehigh Valley, where deals used to be easy (almost all properties would meet the 2% rule) but it has attracted lots of outside investors, appreciated greatly, and become more competitive in the past year or two.

Location, location, location...make sure you are in a safer neighborhood that would attract good tenants...this above all can make or break a property IMO

If push comes to shove, is the property in Akron or Denver going to be more attractive to more people looking to park safe money?

This platform seemed attractive because of its high yield. my investment is a 13% annual yield. 

My instincts tell me to make it informal and somewhat entertaining to attract viewers and entertain.
