If you know what Jay,  and J Martin, and I as well as other seasoned types do, when by all means, deal with the listing agent.Understand, if things go south and someone screwed up or pulled something, and you are not represented you have no one to hold accountable.

open houses, putting it on trulia/zillow ( realtor.com auto updates form the mlx every 15 mins ) flyers, postcards, Facebook, going to the local real estate agents meetings and getting it put on tour ( mines called south east area realtors we meet twice i month and tour all agents new listings ). 

I do know some guys south of here who low ball MLS stuff, get an occasional bite, and sell them to usually foreign buyers who will over pay.  

I'm not too familiar with tampa specifically however I'm from Bradenton which is about 45 min south of there. if anyone can give me some insight on some o the market trends in the tampa area that would be greatly appreciated.

Congrats on moving from the North to come to the beautiful South.

We also plan on selling our primary residence and moving far, far south to a more business friendly state and warmer climate.
