I need to check on how smoothly the gift option would actually fly with a lender, but I will just ask if it gets to that point.

However, if path B (at least from your initial projections if all things go smoothly) places you in a reduced overall cost basis that could pay off over the long haul depending on your strategy and risk/reward perspectives.  

It might have a few more moving parts because the extra tenants, once it is settled out it can run quite smoothly.

Whenever you are buying a property out of state you should do a few things to ensure it's as smooth as possible.

I don't like to do this but it can be done to smooth the transition to the new tenant.
