They were pricing very well at one time even into the beginning of 2022, but when the market really started to shift near end of March and has continued to increase trend, they have not been good (FULL DISCLOSURE - I've used Velocity as one of my lenders for years as a mortgage broker).

If ozone treatment was properly done and didn't work, then you will have to at least replace the carpet AND probably use oil-based Kilz primer on the underlying floor - where the pet urine most likely seeped in.If you are going to replace the carpeting, would be a good time to shift to vinyl planking - which typically lasts longer than carpeting.

I'd like to expand my portfolio and would like to get in the multi family rental properties and this move will shift the demographic to downtown Aurora which make me concern about the tenants and exactly what you've brought up, which other areas you'd think multi family property had better potential tenants besides downtown Aurora ?
