For those of you who own a LLC that specializes in Flips and Rentals what kind of insurances do you carry. 

I would like to pay them through my LLC. 

My mortgage broker told me to simply get the "second home" insurance policy in order to secure the mortgage and then change the insurance plan later.So now I'm looking to move it into an LLC and convert the insurance policy to an STR, but I'm a bit worried about the implications.The lender said it's fine to convert it to an LLC and that this would not cause any changes to the terms.

Aside from that I considered creating an LLC and having both homes under an LLC.

I told my buddy, who is in another country, about this and he immediately became interested, he has money laying around that he would like to invest. i haven been looking for information on how to buy real state (to  later rent) in a partnership or LLC with a foreigner.

The Rich Dad/Poor Dad series is another recommendation. 

I have an LLC set up in SC but it is set up as a Partnership as I split the first rental with a partner.

I still own a part of the LLC that owns the property because I contribute capital just like the other investors.

I would also definitely want to finance it in my LLC.

I hope someone can help me shed light on this since I'm not very experienced in this department and I need to figure this out asap.I'm having a hard time making a decision on a Cash out Refi on a Rental Property that is in an LLC.
