ok, if it's original installation, you may have a shot at it, as most of the lenders I've talked to seem to consider the unit sort of 'tainted', if you will, if it's ever been moved, and will only so a chattel loan and a land loan separately, but not a conventional 30 year amortized. the tag on the home is standard from the factory... if there isn't a certification that the seller has, it may not be an issue for a conventional loan, but if you go for any FHA program, like 203k or standard FHA loan, just assume you'll be paying somewhere in the $500-$800 range for an additional inspection from your lender to determine if the foundation meets FHA standards to be considered a permanent installation.

I usually see subordination agreements, if there is one, recorded as a Part of the new/second recorded mtg, usually the last page of the recording....Not as a separate recording.

I don't know what the housing stock is like out in LA, but in Denver and Colorado Springs, we find a good number of homes with basements that have a separate entrance so you can Airbnb or rent it separately while you're there.

If you're doing SFR or smaller MFR, I would think every 6-10 doors or $500k of value should be in a separate LLC. 

Keep in mind if these are 4 separate duplex’s then they are valued much differently than a true 8plex would be.

Take all 4 of your options and make 4 separate Facebook Marketplace ads.

If you pick tools that “play well with others” and connect to each other, you could have a system that you and your team uses that is separate from your accounting system.

Are water/sewer separately metered in the duplex?
