When I look at investing in a SFR versus a multi family property, I can't help but feel like I should just strive to put together a deal on a 4-8 unit building.Is there anyone experienced out there who in hindsight wishes they had pushed straight ahead to multi family?

The locations should be in and around major cities with the potential for economic growth in the next 3-5 years which will push up values. 

Everyone pushes this Red Flag deal with selling all this programs and snake oil books, and I have never heard of anyone going to jail or paying a fine, and most auto dealers don't follow the Red Flag they have their own in house compliance.

The folks pushing gold ought to take a different stance, in my opinion - stop trying to sell it as an investment where “the prices are just going to go through the roof any day now, just wait and see.†Sell it as what it is, a relatively liquid form of money that has universal value across the globe and is great insurance against inflation.

When you're doing the analysis, you can push the numbers wherever you want, and can justify buying just about anything.

It does no good to push it up to resale grade if you're going to make it a rental.

I just see people calling for hyperinflation just around the corner and have been doing so for 4-5 years now and it keeps getting pushed off, "oh, it was delayed by this or that but 6 more months and it will be here, no way around it."
