If you’re an investor and you’re not wholesaling, then your deal pipeline isn’t robust enough.

Look at the search function here in BP as there are hundreds (many hundreds) of threads on this topic.If I were in you position (and I was once) that is what I would do.

No one should be putting paint, oil, etc down any sewer system.....Get it cleaned regularly and you'll be fine....Of course make sure that it is a well functioning tank, leach field to begin with.

Eight units isn't much, you should be able to handle them with QB.If you plan to grow, then you may want to start with RentRedi, but plan on transitioning to somethin more robust.

I just want to make sure I’m considering as many factors as possible when developing a more robust plan! 

I'm not planning on doing any crazy expensive upgrades, more so functionality upgrades.
