I think transitioning to LTR will definitely remove a lot of the pressure, but the profits aren't where I would need them to be.

I think this is really a personal preference.

We were thinking of buying in Columbus, OH, Indianapolis, IN and Salt Lake city.

I think a strategy that would serve me well is one where I buy a 2 (or 3) bedroom house with 1.5+ bathrooms.

I can share dozens of other stories of various real estate related "surprises" and "adventures" that I have been a part of over the last 13 years as I worked to grow my portfolio from that one duplex to just over 160 rental units today, but I think this post is long enough already!  

I think I'm pretty good with most aspects of rehabbing.
